Land promoter and developer Jaynic has entered into a land promotion agreement with a landowner on a substantial site in Bury St Edmunds, Suffolk.  The 270-acre site lies on the south side of the A14 adjacent to Abbots Vale, a scheme that obtained planning consent in 2020 for 1,250 dwellings together with community facilities including a new primary school.

Following initial representations by Hazells Chartered Surveyors, advisers and agents for the landowner, the entire site has been identified in the West Suffolk Local Plan (Regulation 18) Preferred Options, in anticipation of a significant new residential-led mixed use scheme. Early site assessment indicates a capacity in excess of 1,800 new dwellings, together with associated facilities and employment opportunities. West Suffolk Council are due to adopt a new Local Plan in July 2024 and the scheme is likely to be delivered over this and subsequent Local Plan periods.

“The site sits adjacent to the Abbots Vale scheme, which received outline permission for a new residential-led development in 2020. Our site forms a natural progression to this and has the ability to help future proof the council’s housing land supply for many years to come.”

Jaynic has a strong track record in the promotion of residential projects on behalf of landowners, taking them through the planning process and, thereafter, working with housebuilders to deliver high quality, sustainable and efficient developments. Recent projects include planning permissions secured for a 125-home scheme at Red Lodge on the A11, sold to Barratt Eastern Counties, permission on appeal for up to 155 homes in Haverhill, sold to Taylor Wimpey (East Anglia) and the sale of a 183-dwelling site at Seaford in East Sussex to Bellway Homes.

Jaynic has recently been appointed by Mid-Suffolk Council’s development company as joint venture partner on its Gateway 14 site with potential for 2m sq ft of business, warehousing and high-tech innovation space on the A14 at Stowmarket.

Jaynic’s Suffolk Park major employment site in Bury St Edmunds, is now well established. Global flavour and fragrance solutions company Treatt plc recently moved into the 112,000 sq ft first phase of its HQ there. Also, logistics companies are locating on the park with Unipart taking  a 206,000 sq ft warehouse and an 870,000 sq ft warehouse is being built for Belgian logistics group Weerts as its first location in the UK. This follows on from garden furniture import company M H Star taking a 105,000 sq ft warehouse in 2020.

Jaynic has developed the EpiCentre innovation centre for young entrepreneurial and biotech companies on its Haverhill Research Park and is working on a further 1.75m sq ft business park at the former RAF airfield in Shepherd’s Grove near Stanton, Suffolk.

On the residential side, acting on behalf of a landowner, it won a planning consent for a 125 unit residential scheme with 30% affordable housing at Red Lodge on the A14 and sold the site to Barratt Eastern Counties.

Its development activity over the last 25 years has been predominantly focused on East Anglia with schemes in the early years including Cambridge Research Park, Buckingway Business Park at Swavesey, the University of Essex’s, Knowledge Gateway, and Haverhill Business Park.
